Voorheis Lake- Lakefront Real Estate Sales

Voorheis Lakefront real estate sales, Lake Orion Michigan. Private, all sports, 250 acre Lake Voorheis. Sales in 2009 were pretty dismal with only 5 total sales- 2 of which were bank owned homes (foreclosures) and sale prices ranging from $150,000-$650,000 with a median sales price of $385,000. That’s right- someone was able to purchase a home on desirable, all sports Lake Voorheis for the disgustingly low bargain basement price of $150,000. I would say that person made a great investment, even if the house needed a major re-hab.

In 2003 there was only 1 sale below $400K reported in the MLS with sales prices on Lake Voorheis topping out at a tad over a million dollars.

There were no sales on Lake Voorhies in 2010 (at least none reported to the MLS). 2011 was a pretty good year considering the state of real estate prices the past 5 or 6 years. There were 5 closed sales last year with sale prices ranging from $253,500-$449,900- 1 short sale and 1 bank owned home. 3 of the 5 sales were in the $400’s with a median sales price of $435,000

There is currently one sale pending on Lake Voorhies- a short sale on Saturn asking $220,000- and 1 home for sale also on Saturn, a non distressed listing asking $244,900. There is also one home on Walmsley Circle for lease asking $2850.

Lake Oakland Lakefront Home Sales- Great News If You’re Selling! Buyers- Play Games And You May Lose Out!

Good news for current homeowners on Lake Oakland in Clarkston and Waterford MI. Prices are up and homes are selling quickly. If you want to live or own a cottage on Lake Oakland, you may need to wait for the right house to come up, but when it does, don’t hesitate or play games with the offer price or you may never get that house. Or worse you may end up in a Lake Oakland home in a year when prices are higher and interest rates will probably be higher, too!

The average sales price in 2011 was up 13% from 2010. Most houses sold within a few per cent of asking price if they didn’t sell for full price or more. Of the 12 sales on Lake Oakland in 2011 5 homes sold for full price or more. One house even sold for 34 1/2% over the list price. The longest time on the market was 34 days and many sold within the first week.

There are currently 4 pending sales on Lake Oakland– 3 normal sales and 1 bank owned home- ranging in list price from $209,900-$400,000. The sad news is if you are buying there are only 4 active listings– all non distressed sales- ranging in price from $189,900-$715,000.

2010: 14 units sold 2011: 12 units sold

2010 average sales price: $194,677 2011 average sales price: $223,320

2010: 6 bank owned sales and 3 short sales 2011: 5 bank owned sales and 1 short sale

2010: sale prices ranged from $95,000-$300,000 2011: sale prices ranged from $98,700-$560,000

Interest rates are still great and FHA will mortgage up to just under $300,000 so you don’t need a lot of cash (liquid) in order to buy right now. What Sets Me Apart From Other Southeast Michigan Listing Agents?

I’ve been showing houses quite a bit lately and have noticed some disturbing trends. Many of these trends are confined to foreclosure listings; or at least I thought the incomplete listings with no yard sign out front and no electricity on in the house was a foreclosure issue. Many of these foreclosure agents never even see the house, so I guess that can be their excuse. But other agents have been following suit. I guess in their minds good service is graded on a curve and as long as foreclosure agents behave like secretaries for the bank, most of the rest seem to fee the need to imitate.

I showed a house last night, after dark, and was surprised to find no electricity on in the house. I called the listing office and set the appointment with a member of the listing agent’s team. You would think she could have told me we would be looking with flash lights, and I would have thanked her and rescheduled for the weekend during the day.

I’m showing a house tomorrow to the same couple. When I pulled the aerial today I was pleasantly surprised to find it’s a lakefront home. The listing never mentioned that it’s on the water. Good for us on the buyer side, but not so good for the seller.

Non foreclosure agents are starting to fill both the agent remarks and buyer remarks on the MLS sheet with showing instructions and ass covering statements such as “buyer or buyer’s agent to verify taxes, sq. footage, etc.” Or BATVI – buyer agent to verify information. DUH! The MLS is supposed to “sell” the house- to entice buyer’s agents to show the listing.

Sometimes the agent remarks are left blank and even on occasion the public remarks are blank. I showed a house with central air that was not included in the MLS. I showed a house today with lake privileges and a subdivision beach and the water name search field was left blank. 20% of the lake front listings in this North Oakland County area also leave the water name search field blank so their listings won’t come up if I am searching for houses on a specific lake.

A while back I was showing houses on acreage and over a third of the listings left the acre search field blank. I’ve shown 2 houses in the past week or so where the listing agent missed a bathroom. And it goes on and on.

I don’t know what has happened to customer service. If a listing agent can’t/won’t fill out a listing completely, how are they going to handle the rest of the transaction? If the incomplete listing is a short sale will the listing agent be able to, or willing to, send everything the lien holders ask for in a timely fashion? I highly doubt it if they can’t even fill in a lake name or check the central air box.

As real estate agents we are dealing with hundreds of thousands of other people’s dollars and we should take that commitment seriously.

One thing I can promise is if you list your Southeast Michigan home with me, your listing will be completely and accurately filled out. You will have the maximum number of photos allowed and a virtual tour (unless your house is a pig sty- no need of scaring off buyers!). You will have a sign in your yard unless otherwise requested and if you don’t have the electricity turned on in the house you can find another agent. I list homes to sell and I sell them at the highest price possible. I will communicate with you throughout- from the time you sign the listing agreement until the sale closes.

I take my job seriously. We like to call ourselves professionals and should behave in a professional manner. Our listings are our face to the public and those listings should represent the home better than those on for sale by owner web sites.

Lake Orion Michigan Lakefront Real Estate Sales

lake orionLake Orion is a 470 acre all sports lake that is in both the Village of Lake Orion and the Township of Orion Michigan. Lake Orion is a public lake with a public access off Indianwood Rd, just west of M-24.

The housing on Lake Orion is a mixture of cottages, cottages that have been re-built into larger, year ’round houses, and newer homes. Like the rest of Lake Orion, the housing market on Lake Orion has been hit with its share of foreclosures and short sales and a general drop in housing prices overall.

In 2003 the lowest priced sale on Lake Orion was $225,000 (per the MLS). In 2009 prices ranged from $80,000 – $848,318. And so far in 2010 sale prices have ranged from $100,000 – $370,000.

In 2009 there were 18 lakefronts sold on Lake Orion- 8 bank owned. So far in 2010 there have been 18 lake orion amusement park early 20th centurylakefronts sold (and closed per Realcomp II MLS) and 8 were bank owned. No short sale closings were reported for either year.

So far this year there have been no sales under $100,000; in 2009 there were 3 sales under $100,000.

On Nov. 2, 2010 there were 13 sales pending on Lake Orion with asking prices ranging from $71,900 – $499,000- 8 of them short sale listings and 3 bank owned listings.

Lake Orion has a pretty interesting history with its start beginning in 1829, when a sawmill was built across the beginning of Paint Creek, which eventually transformed six small lakes into what we know today as Lake Orion.

In 1872 the railroad came to Lake Orion, making it easier for people to enjoy the beauty of Lake Orion. In 1874 a group of investors purchased what is now present day Park Island, and during the 1870’s a dance hall was constructed on Park Island as well as a 100 foot long reception hall that was topped with an eighty foot high observation tower. At that time there were 4 daily train trips through Lake Orion bringing thousands of people.

The 1880’s saw a second rail system moving north from Pontiac to Port Austin through Lake Orion.

The 1890’s saw the purchase of Spencer’s Island (present day Bellevue Island), the construction of the summer house on lake orion pre 1913Bellevue Hotel, and an auditorium that seated 2250 people.

The first Marine Postal Center was established in 1905, delivering mail to over three hundred cottages on the lake and islands. In 1911 Park Island changed ownership and was revamped as a light amusement center with a dance hall and some rides including a roller coaster.

Lake Orion’s days as a resort town came to an end with the onset of the Great Depression. The automobile allowed people to travel further north and Lake Orion’s summer population dropped steadily.

The 40’s saw the real beginning of the area building more permanent residences. When the U.S. entered World War II many factories in Pontiac became munitions plant employing many Orion residents. St. Joseph Catholic Church was completed in 1940. Bald Mountain State Recreation Area began operation in 1947. Anderson Chevrolet-Buick-Pontiac dealership opened in 1948.

In the late 1980’s or 1990 there was a Bassmaster Tournament on Lake Orion. 2010 saw the first annual Dragon Boat Race. It’s rumored that the Purple Gang had a cottage back during their heyday during prohibition.

Maceday/Lotus Lakes- Clarkston and Waterford Michigan Lakefront Real Estate Sales

Maceday and Lotus are both all sports lakes and are connected for maceday lake waterford michigan lakefront real estatea total acreage of 419 acres. Maceday Lake is located in Waterford Michigan. The majority of Lotus Lake is located in Waterford Township, but the northern tip falls into Independence Township (more commonly known as Clarkston). There is a public access site at Williams Lake Rd. just east of Maceday Lake Rd.

Maceday and Lotus Lakes are all sports lakes– great for the water skier or jet skier in the summer and snowmobiler in the winter.

For the fisherman, Maceday Lake is a designated trout lake and was stocked last fall with 1,000 lake trout and with some of the fish being up to 18 inches long and ranging in age from 2-4 years. Maceday Lake was also stocked with 12,000 rainbow trout last year and another 12,760 rainbow trout earlier this year (April, 2010). It was stocked with 15,000 splake (brook trout/lake trout cross) in March of 2009 and 13,300 in April of this year.

Of the 12 sales showing in the MLS for 2009, 3 were bank owned and 3 were short sales. When I checked a couple weeks ago for 2010 there were 5 closed sales reported with only 1 bank owned, but 3 short sales. Sales this year were ranging from $100K-$435K. in 2005 sales ranged from $245K- $1,150,000. Also keep in mind that there were probably some sales back in 2005 that sold by owner, or were reported as $1 so wouldn’t have shown up in my searches.

Lake Oakland is a 235 acre all sports lake in Waterford and Independence Townships. The lake is located north of Walton Blvd and between Sashabaw and Clintonville Roads. Lake Oakland is about 65 feet at its deepest and is connected via canal to Woodhull Lake. There is a public access site at the end of Dill Rd.

Lake Oakland has always been a desirable lake to live on. In 2004 the lowest price house sold through the MLS was $282,150. In 2005 prices ranged from $250,000-$1,275,000. In 2009 prices $50,000-$655,000.

Currently there are 14 houses listed for sale ranging from $169,900-$1,895,000 with 2 houses asking less than $200,000. There are 4 houses pending with asking prices of $185,000, $200,000, $300,000 and $350,000. Also, 2 pending short sale approval asking $199,900 and $399,900.

North Oakland and Lapeer counties have many lakes– both all sports and non-sports lakes. And the prices on lakefront homes have come down just like the rest of real estate prices in the area. Many of these houses are in a short sale situation which could easily take 3-6 months to close. So if you want to enjoy the water this summer you need to start looking now.

Prices are down, interest rates are low, and there’s a wide variety of inventory. Last year there were 10 lakefront houses in Orion and Oxford that sold for under $100,000.  A 7000 sq. ft. house on Lake Voorheis sold for $93/sq. ft. 4 houses sold on Lake Lapeer for under $300,000.  And the rivers ran backward and realtors started speaking in tongues.

There’s something for everybody (everybody with reasonable expectations). If you’re just looking for a little cottage to do some hunting and fishing there’s a house for sale now on Davison Lake for $99,900- 625 sq. ft. Across the lake from state land

There’s a house for sale on all sports Lake Orion for $139,900- a small brick ranch with a boat house.

If you want a big lake and willing to travel some canal there’s a 1000 sq. ft. canal front to Cass Lake for $85,000. 

There’s a 3500 sq. ft home on Heather Lake for only $399,900. 

A 1400 sq. ft. house on Lake Oakland for less than $200,000- in 2004 the lowest sale price on Lake Oakland was over $282,000.

There’s a pretty good inventory available right now. With throw back prices, low interest rates, and good inventory, the serious lakefront buyer needs to at least start testing the waters on what’s out there.
